The Design-Build Consultation Process
Every jurisdiction in Northern Virginia has unique building codes. Our consultation process is engineered to identify structural hurdles and zoning restrictions before a shovel ever hits the dirt.
1. Project Feasibility & Zoning Call
We start with a detailed technical discussion over the phone. Using satellite imagery and county zoning maps, we evaluate critical factors like Arlington's impervious lot coverage limits, VDOT right-of-way constraints, and Resource Protection Area (RPA) restrictions in Fairfax County.
2. On-Site Topographical Analysis
If the scope is feasible, we conduct an exhaustive site visit. We shoot grades with laser levels to analyze water runoff and drainage patterns. We evaluate the soil composition for highly expansive Marine Clay, and we map out the access routes required for heavy excavation machinery.
3. The Structural Proposal
You receive a fully engineered proposal outlining the exact scope of work. We specify the materials (e.g., Techo-Bloc architectural pavers, Trex composite decking, structural steel lintels) and outline the timeline for securing county and HOA permits. No hidden fees. Complete transparency.

We focus on structural retaining walls, full concrete driveway replacements, multi-tier composite decks, and major masonry alterations. We do not perform minor home repairs, brick pointing, or small patio patches.
Do you handle the HOA Architectural Review process?
Yes. Gaining approval from an HOA Architectural Review Board (ARB) in neighborhoods like Dominion Valley or Belmont Country Club requires precise documentation. We provide you with the architectural drawings, plat maps, and manufacturer material cut-sheets (for products like Trex or Provia) needed to ensure your project sails through the approval process.
Do you pull the building permits and VDOT bonds?
Absolutely. Any modification to a VDOT Driveway Apron requires a state Land Use Permit and cash bond. Structural work like Decks, Screened Porches, and Egress Windows require County Building Permits and inspections. As a licensed Class A Contractor, Tuck GC handles the entire bureaucratic and engineering process on your behalf.
