Phase 1: Front Approach & Hardscaping

  • The Portico: Converted a failing wood porch into an elevated structural concrete base, beautifully overlaid with thermal bluestone and thick thermal border edging (executed with fully engineered county plans). Finished with composite PVC wrapping and a custom mahogany ceiling.

  • Luxury Integrations: Outfitted with black, ceiling-mounted, angled Infratech electric heaters and a fully integrated Sonos surround sound system tied into the home's interior amplifier and new speakers.
  • Under-Deck Storage: Reclaimed the space underneath with a highly custom, waterproof horizontal skirt/fence design featuring alternating board sizes.

The Structural Marvel: The 12-Foot Marvin Door

During our structural exploration, we discovered a massive continuous LVL header spanning two existing windows and a French door. Leveraging this structural engineering advantage, we knocked out the entire wall section and installed a massive 12+ foot Marvin Elevate Bi-Fold (Accordion) Door. When the weather complies, the homeowners can completely fold away the back of their house, turning their interior family room and the new screen room into one massive, uninterrupted luxury living space.

Structural Engineering: The Skeleton of Your Project

While we use composite decking for the surface, the frame underneath is still pressure-treated lumber—but we treat it differently. In municipalities with strict building codes like Arlington County and the City of Alexandria, "good enough" framing doesn't pass county inspection.

  • Ledger Board Flashing (Butyl Tape): The #1 cause of deck failure is rot at the ledger board or joist tops. We apply heavy-duty butyl flashing tape to the tops of all framing members. This forces water to shed off the wood, doubling the lifespan of the structure.
  • PVC Wraps: We wrap visible structural posts and rim joists in cellular PVC trim, ensuring you never see the ugly green pressure-treated wood.
