Project Scope & Minimums

Tuck GC builds full-scale installations: complete driveways and aprons, high-end masonry and hardscaping, and custom carpentry additions. Because our dedicated trade crews and heavy equipment are scaled for large-footprint work, our project minimum is $10,000. We don't take standalone repair calls. Where our work builds onto an existing structure, our warranty covers the new work — the existing structure's movement isn't warranted (see The Tuck Standard, Section 3S). Smaller enhancements are handled as part of a new Tuck GC installation.

Transparency in Pricing: What to Expect

$10,000 – $25,000 (Concrete Baselines & Targeted Masonry)

A standard concrete remove-and-replace (under 800 sq. ft.) typically starts around $10k–$12k; the majority of flatwork pours take 1 to 2 days on site, weather permitting. Larger projects scaling up toward $20k–$25k cover expansive double-wide driveways paired with municipal double-wide aprons. This tier also encompasses targeted masonry projects like front walkways, stoops, or standard patio installations (stone projects typically start around $15k).

$25,000 – $50,000 (The Hardscape & Carpentry Upgrade)

Three-day residential driveway systems (pushing into the $30k+ range, often paired with custom stone walkways or stoops), along with premium paver driveways. This tier also covers standalone installations such as structural masonry, patio builds, custom composite decks, and front porticos.

$50,000 – $100,000 (Premium Outdoor Living)

Large hardscaping or carpentry projects and comprehensive transformations. This includes high-end flagstone or paver patios, fire features, extensive seating wall systems, outdoor lighting, larger-scale structural masonry (expansive retaining walls, stone egress walkouts), complete masonry overhauls, as well as larger custom decks or screened porch additions.

$100,000+ (The Design-Build Oasis & Property Makeovers)

Full front-and-back property transformations. This encompasses luxury design-builds combining custom screened porches, multi-tier decks, and complete outdoor hardscaping makeovers (driveways, municipal aprons, front walkways, and backyard patios) into a single master project.

Why don't we have a receptionist? The Tuck GC philosophy is based on direct technical communication. When you submit this form or call our number, you aren't routed to a call center or a commissioned salesperson. You deal directly with Tuck.

By eliminating the middleman, we ensure that the person answering your complex questions about structural masonry, load-bearing walls, 4000 PSI concrete flatwork, and drainage gradients is the exact same Class A General Contractor who will plan, build, and manage your project.

The Design-Build Consultation Process

Virginia uses one statewide building code, but zoning, lot coverage, right-of-way rules and plan-review practice differ from one jurisdiction to the next. Our consultation process is designed to identify structural hurdles and zoning restrictions before a shovel ever hits the dirt.

1. Project Feasibility & Zoning Call

We start with a detailed technical discussion over the phone. Using satellite imagery and county zoning maps, we evaluate critical factors like Arlington's lot coverage limits, VDOT right-of-way constraints, and Resource Protection Area (RPA) restrictions in Fairfax County.

2. On-Site Topographical Analysis

If the scope is feasible, we conduct an exhaustive site visit. We check grades and drainage patterns, note visible site conditions, and map out the access routes required for heavy excavation machinery.

3. The Project Proposal & Scope of Work

You receive a detailed project proposal and material specification outlining the exact scope of work; any required structural drawings are produced and stamped by an independent licensed Professional Engineer we coordinate. We specify the materials (e.g., Techo-Bloc architectural pavers, Trex composite decking, structural steel lintels) and outline the timeline for securing county permits and for the HOA approval you apply for. Outside costs such as permit fees are itemized separately and passed through at cost — no hidden fees. Complete transparency.

What is your minimum project scope?

Tuck GC specializes in comprehensive design-build transformations. Because we deploy heavy excavation machinery and secure structural building permits, projects start at a $10,000 minimum and typically range from $20,000 to $100,000+. We focus on structural retaining walls, full concrete driveway replacements, multi-tier composite decks, and major masonry alterations. We do not perform minor home repairs, standalone brick pointing, or small patio patches.

Do you help with the HOA Architectural Review process?

We support it. HOA approval is the homeowner's application, and an Architectural Review Board (ARB) in neighborhoods like Dominion Valley or Belmont Country Club expects precise documentation. We support your application with the drawings, manufacturer material cut-sheets (for products like Trex or Provia) and specs the board asks for; a plat of survey, if needed, is an outside cost.

Do you pull the building permits and VDOT bonds?

Yes — we run the process. On VDOT-maintained streets an apron needs a VDOT land use permit with a refundable surety (cash, check, or a bond), while cities, Arlington and the larger towns issue their own right-of-way permits; structural work like decks, screened porches, and egress windows requires county building permits and inspections. As a licensed Class A Contractor, Tuck GC prepares and files all of it and coordinates the licensed structural engineering on your behalf. Permit fees and bonds are outside costs — paid by you at cost, with no markup, and a bond refund comes back to you.

Do you take on commercial projects?

No. We work strictly on residential estates, single-family homes, and luxury townhome communities. Staying inside the residential sector is what lets us hold a tight schedule, leave the site cleaned up and broom-swept at the end, and deliver the architectural finishes that commercial concrete crews are not set up to do.
